A Clear Process
A successful renovation requires a well thought-out process with defined stages, and a helpful, knowledgeable building company.
Here are the stages we follow to help our clients achieve renovation success:
Stage 1: Let’s Get Acquainted
No one knows what you want better than you. So whether you have designs in hand or just a handful of ideas, get in touch with us. We want your renovation to perfectly fit you, your family, your timeframe and your budget. So, it all begins with an initial phone call and then a site visit.
When we meet, our conversation will also outline the vision of the project, highlight any potential issues and brainstorm possibilities that you may not have considered. Most importantly, it’s a time to get to know each other and see if we are a great fit. After all, it’s going to be a long journey together.
Stage 2: Concept and Feasibility
During our concept design and feasibility phase, you’ll be presented with hand-drawn and cgi sketches that illustrate the broad spatial and conceptual ideas of the work we agreed on at the first meeting. This will enable you to see exactly what will be built. If it’s not what you imagined, this is the time to make changes. It’s far more cost-effective to get the concept right than to decide to make changes during the construction phase.
During this stage, we will also be able to provide you with estimates based on average costs, so you get an indicative idea of budget.
Stage 3: Designs
Once the concepts are finalised – we then move to creating working drawings and plans, which will take account of the engineering, structural, design and aesthetic decisions you have made.
If required, at this stage we can again make modifications to the designs should the projected costings not be too your satisfaction. You can however rest assured that due to our project management experience, efficient buying of materials and use of skilled labour our project costing will always be very competitive based on the work required and the quality of finish expected.
Stage 4: Scheduling, Costs, Permission
Everything we’ve agreed together in our consulting and design steps will now be se submitted for approval. We will apply for all regulatory and local authority consents, prepare a detailed build schedule and provide you with accurate project costs based on the specifications of the project.
We’ll go over this with you in detail, answering any questions you may have. Once we have all the planning permission in place, we can set a start date. We’ll both sign a detailed build contract at this stage so there is complete honesty and transparency for both of us.
Stage 5: Build
Finally, the moment you’ve been waiting for has arrived. You’ve gone from dreams to plans, now your renovation is becoming a reality. At this stage, we will allocate a single point of contact to manage your entire project. Your dedicated project manager will brief their team on the project and schedule and manage their activity. Construction is a multi-layered process, and trades need to be carefully scheduled to keep the job moving forward smoothly. We check the quality and compliance at each stage to ensure there are no surprises at the end.
With Xtend Homes’ end-to-end design and build service, you can be assured of a hassle-free project, completed in a timely manner and most importantly to budget.
